Despite having not a very large total area (165 sq.m), this house has a set of rooms and features that is normally present only in business class houses: a living room with an exit onto a terrace, three bedrooms, two bathrooms, a large balcony attached to the master bedroom.
We developed the architectural design of the house, the engineering solutions, technical drawings for construction, designed the utility systems.
Also, we developed the interior design (in collaboration with the client), handled sourcing and procurement for the finishes, lighting and kitchen furniture. Besides, we developed the design and technical drawings for the custom-made natural stone items (staircase, fireplace).
Additionally, we developed the architectural design, engineering solutions and technical drawings, as well as utility systems plan for the guest house located on the same land plot.
We completed all construction works for both the main house and the guest house, performed utility systems installation, shell and core fit-out and finishing works.
The total internal area of the main house is 136 sq.m, the total area of terraces and balconies is 29 sq.m.
The first floor accommodates a living room with a fireplace, combined with a kitchen and a dining zone (total area – 30 sq.m), a bedroom (11 sq.m), a bathroom (3 sq.m), an entrance hall and a staircase (18 sq.m), a boiler room (6 sq.m). An open terrace (12 sq.m) and a porch (5 sq.m) are attached to the house.
On the second floor is the master bedroom with a walk-in closet (25 sq.m) and a balcony (12 sq.m), another bedroom (20 sq.m), a hall (10 sq.m), a spa zone with a sauna, a bathroom and a changing room (13 sq.m).
The guest house was designed for accommodation of guests, hobbies and crafts (there is a workshop), outdoor cooking (a sheltered zone with a mini kitchen and a barbeque stove is attached to the house) and for storage (there is a storage room and a wood stack). The total area of the guest house is 76 sq.m (internal area - 43 sq.m, terrace area – 33 sq.m).
